Is morgage/life insurance available for seniors in NY state?

Is this even a good idea. My folks still owe some on their house. Dad is on dialysis, and mom is unable to care for household finances. I have moved in with them to help with daily living. If dad passes, I want to be prepared. We could lose the house because mom and I do not have enough income to afford it. Any ideas?
