The OP lives in the East Bay, 45 min to one hour from S.F.
The mother is terminally ill.
Maybe the O.P. does not know how to ask for what is needed.

My question is, can mom even afford to live in San Francisco? As I am sure you know, since you live so close, you know how expensive it is!

Truly is so very expensive. Thankfully my daughter and son in law just left there for Utah. They sold their house in 2 weeks getting two and a half times what took me 5 months to sell my 4 bedroom in NY with 4 times the space.
